Guardian Landlord is a software platform operated by Skillman Ventures LLC, doing business as Guardian Landlord. The platform provides a maintenance request coordination and communication tool designed to help independent landlords and their tenants manage property maintenance workflows.

⚠️ This is the most important section. Please read it carefully.

Guardian Landlord is a technology platform — a software tool only. We are not a licensed property management company, real estate broker, contractor, repair service, or any other regulated professional service.

Guardian Landlord does NOT:

• Hold, collect, or disburse rent or security deposits
• Enter into leases or rental agreements on behalf of any party
• Provide legal, financial, real estate, or property management advice
• Employ, dispatch, supervise, or warrant the work of any contractors
• Guarantee the completion, quality, or outcome of any maintenance work
• Act as a licensed property manager or real estate agent in any jurisdiction

Property management activities and their legal compliance remain entirely the responsibility of the landlord. The Away Mode feature is limited strictly to maintenance request coordination and communication — it does not constitute property management services.

To use the Platform, you must be at least 18 years of age and have the legal authority to enter into binding contracts. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. Notify us immediately at info@guardianlandlord.com if you suspect unauthorized use.

• You are solely responsible for all decisions regarding your rental property, including maintenance, repairs, tenant relations, and legal compliance.
• You are responsible for verifying the licensing, insurance, and qualifications of any contractors or service providers.
• You are responsible for ensuring your use of the Platform complies with all applicable landlord-tenant laws and local ordinances in your jurisdiction.
• Guardian Landlord does not provide legal advice. Nothing in the Platform should be construed as legal advice.
• When using Away Mode, you remain the responsible party for all property management decisions and outcomes.

• The Platform is a communication and coordination tool only — it does not replace your lease agreement or your landlord's legal obligations.
• Submitting a maintenance request does not guarantee repairs within any particular timeframe.
• Guardian Landlord is not a party to your lease and has no authority to enforce your landlord's repair obligations.

Guardian Landlord uses AI to assist with maintenance request intake and classification. AI-generated suggestions, severity scores, and recommended fixes are for informational purposes only and do not constitute professional advice. You should not rely solely on AI-generated content when making decisions about property maintenance, safety, or repairs.

All communications through the Platform must be respectful, accurate, and made in good faith. You will not use the Platform to harass, threaten, or discriminate against any party. Communications may be stored and reviewed for quality, safety, and compliance purposes.

Guardian Landlord offers free and paid subscription tiers. Fees and cancellation terms are described on our pricing page. We reserve the right to modify pricing with reasonable advance notice. All fees are non-refundable except as required by applicable law.

THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND. WE DISCLAIM ALL WARRANTIES, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, SKILLMAN VENTURES LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES. OUR TOTAL LIABILITY SHALL NOT EXCEED THE GREATER OF AMOUNTS PAID IN THE PRECEDING TWELVE MONTHS OR $100.

We may update these Terms from time to time. We will notify users of material changes by posting updated Terms on the Platform. Continued use after changes constitutes acceptance.
